What makes a roof cost more or less
- Roof area, not bedrooms. A tall Victorian terrace can have more roof than a wide bungalow. We price on the slopes we actually clean.
- Pitch and height. Steep roofs and three-storey houses take longer to set up and work safely.
- How much moss there is. A roof that has never been touched takes far longer than one treated a few years ago. Overhanging trees and north-facing slopes grow the most.
- The tiles. Concrete tiles take steam well and clean quickly. Slate and old clay are done by hand, which takes longer but keeps them intact.
- Getting to it. Terraces with no side access and roofs above conservatories or extensions take more setting up.
Why the cheapest roof clean often costs more
A jet wash quote usually comes in lower because the job is quicker. But high pressure strips the surface off concrete and clay tiles, can crack slates and forces water up under the tiles into the loft. It knocks the top off the moss and leaves the roots behind, so the roof is often green again within a year or two, and you pay twice.
